The Property Department is responsible for the municipality's local supply. This includes both management and development of the municipality's buildings. We work both long- and short-term with a holistic view for the best of the municipality. Our tasks have a breadth in questions and varied workdays, all with freedom under responsibility. The Community Development Administration, to which the Property Department belongs, is located in Mörby Center, 14 minutes from T-Centralen. Here we are about 70 employees who ensure that everyday life runs smoothly for everyone who lives, works, and operates in Danderyd Municipality.
JOB RESPONSIBILITIES
As a construction manager within the Property Department, you will be part of the project unit, which currently consists of 8 employees. Your work mainly consists of planning and leading larger investment and maintenance projects in the municipal property portfolio. As a construction manager, you are one of the department's requirements setters towards contracted entrepreneurs, where you are responsible for managing ongoing communication. The Property Department is a competent ordering organization, where you as a construction manager will have close cooperation with other colleagues in various areas of responsibility. You will work closely with property managers, construction project managers, and operational staff.
In the role of construction manager at the Property Department, you will:
- Follow up, coordinate, and drive larger investment and maintenance projects
- Direct production towards set goals
- Follow up schedules, risk analyses, calculations, as well as change and additional work in ordered contracts
- Prepare and lead construction meetings with contractors
- Ensure that the contractor's control plans are developed, that controls are performed, followed up, and documented by the contractor
- Ensure that work is carried out in accordance with the project's quality plans
- Review the contractor's documentation for work preparations and ensure that these meet set requirements, designed solutions, and take necessary work environment considerations
- Monitor, coordinate, and follow up on regulatory issues in the projects
- Handle documentation and handover of projects to the internal organization
You will also assist in the work with forecasts regarding economy and time. In the role of construction manager, it includes participating and contributing to the department's development work with processes and routines. You will also contribute to the development of necessary framework agreements for the department and act as a requirements setter in contract procurements, as well as carry out necessary follow-ups in collaboration with other colleagues.
QUALIFICATIONS
We are looking for someone who has:
- An engineering degree, other equivalent technical education, or corresponding documented experience that the employer deems relevant
- Solid and extensive experience in construction management within the construction or installation sector
- Good knowledge of applicable laws, regulations, and industry standards within the construction and technical field acquired through relevant professional experience in the construction industry
- A valid B driver's license
We consider it meritorious if you have:
- Completed relevant training in occupational health and safety, with an understanding of safety routines and preventive work environment
- Certification in Bas-P and Bas-U, which shows that you have knowledge of construction work environment coordination in both the design, planning, and execution phases
- Good knowledge of the standard agreements that govern the industry, such as AB, ABT, ABK, as well as experience working according to AMA
- Experience as a contractor, which we see as a valuable addition to our team
