Property management is one of three groups within the management unit at the real estate department. We work with the management of the municipality's housing, which can be rented, self-owned, or condominiums. In our group, there are housing administrators, property managers, inspection personnel, and caretakers, all collaborating to create the best conditions for the management of our properties and tenants.
Your mission
The goal of the mission is to reduce the costs of rent debts and damages in the properties, reduce the number of disturbances, and approve more tenants for their own contracts.
The mission includes following the tenant from contract signing to the termination of the municipal contract, being responsible for housing introduction in the residence for all new contracts, visiting tenants reported for disturbances, actively working on delayed rent payments and rent debts, participating in all evictions, and conducting home visits in connection with relocations and move-outs. A workday can vary greatly in content, both in terms of the type of work and based on priorities. It is therefore of great importance that you are flexible and can quickly adjust planned work in favor of more urgent or prioritized matters.
The job largely involves home visits to tenants. It also involves collaboration with other parties such as administrations, property owners, and more. Additionally, you have a close collaboration with property managers and housing administrators within the unit, which requires good cooperation skills.
Your background
We are looking for someone with education focusing on social sciences, behavioral sciences, or equivalent. To succeed in the role, you need experience in customer service or social work. Experience in customer service, reporting of faults, and handling complaints, or work in the real estate sector, primarily property management, is seen as advantageous. The work requires a B driver's license and computer skills. We prefer if you have knowledge and experience working in property systems, preferably Momentum Property. The work requires good knowledge of the Swedish language, but knowledge of additional languages is seen as advantageous.
You are communicative and have an easy time listening and adapting your way of communicating. You are good at creating, maintaining, and developing work-related relationships. Furthermore, you have good cooperation skills and relate to others in a sensitive and smooth manner. You are also flexible and see opportunities in changes. Last but not least, you are service-oriented, calm, attentive, and accommodating in your approach.
