Description
Do you want to help shape the attractive environments for businesses and operations of the future? At KBAB, we are looking for an engaged commercial leaser who will become an important part of our business and a driving force in our continued development. As a commercial leaser, you are responsible for identifying, developing, and executing leases that contribute to vibrant and attractive properties. You work closely with existing and potential tenants and help create solutions that meet their needs. You will play an active role in the organization, contributing market insights, ideas, and commercial perspectives that develop both our offerings and property portfolio. In close collaboration with our property development team, you help shape future projects, identify new opportunities, and ensure that our environments meet market demand – today and tomorrow.

Responsibilities
In the role of commercial leaser, you are responsible for developing and strengthening KBAB's commercial premises business. You work both strategically and operationally with a focus on creating attractive and long-term tenant relationships. You will be the company's primary contact for existing and potential commercial tenants, including operations within the municipal group.
Your tasks will include, among other things:
- Managing the leasing of our commercial premises. From publishing listings and initial contact with tenants to conducting viewings, matching needs, negotiating agreements, and handling terminations.
- Actively processing the market and creating new business opportunities through networking and customer contacts.
- Building and maintaining long-term relationships with existing and potential tenants and industry colleagues.
- Conducting viewings, needs analyses, and business dialogues.
- Negotiating, drafting, renegotiating, and following up on commercial lease agreements.
- Monitoring and applying laws, regulations, and guidelines related to commercial leases, public operations, and municipal companies.
- Working actively with vacancy management and contributing to increased occupancy rates.
- Participating in the development of new premises, project development, and establishment opportunities, both within the company and within the municipal group.
- Coordinating and participating in dialogues regarding premises and tenant adaptations together with project managers, property managers, and other internal functions.
- Following up on project economics together with the finance department.
- Contributing market and customer perspectives to the development of offerings within premises and properties.
- Collaborating with colleagues in business development, technical property management, property services, and marketing, as well as participating in group-wide issues based on efficient premises development.
Qualifications
To succeed in this role, we believe you are a person driven by business, creating results, and building relationships. We are looking for you who have:
- Post-secondary education in areas such as property economics, marketing, sales, or another background that the employer deems equivalent.
- Experience in work involving customer contact/customer processing, sales, or leasing.
- Good ability to network, create, and develop long-term business relationships.
- Understanding of property economics and commercial business.
- Very good skills in working with digital systems and administrative processes.
- Very good proficiency in Swedish and good proficiency in English, both spoken and written.
It is meritorious if you have previously worked in the real estate industry and have experience with commercial lease agreements, rent negotiations, or commercial property leasing. It is also meritorious if you have an interest and a sense for color and the design of premises.
A valid Class B driver's license is required for the position.
