Your main responsibilities
Are you business-minded and driven by developing properties, creating satisfied customers, and making decisions close to the operations? Do you have broad experience in property management and want a role with significant autonomy, varied tasks, and close collaboration with the Area Manager? Then you might be the one we are looking for.
As a Property Manager at Heimstaden, you will be the Area Manager's closest collaborator and a key figure in daily management. The role involves significant operational responsibility where you work closely with the portfolio, drive improvements, and ensure our properties are developed with both business and customer experience in focus.
As a Property Manager, you are responsible for the operational management of your area. You work close to the properties and have significant individual responsibility to plan, prioritize, and drive issues forward in collaboration with colleagues, contractors, and other functions within Heimstaden.
Your main areas of responsibility include:
Customer Satisfaction and Landlord Responsibilities
- Ensure we deliver safe, pleasant, and well-maintained homes where it is tidy, clean, and functional both inside and around our properties.
- Responsible for rounds, service reports, cleaning, on-call management, and maintenance contracts functioning efficiently and maintaining high quality.
- Ensure we meet landlord responsibilities and create a positive experience for our tenants.
Operational Management and Coordination
- Work closely with the Area Manager and be a central function in daily management.
- Coordinate and follow up with contractors to ensure work is performed according to contracts and quality requirements.
- Make independent decisions in ongoing management and prioritize measures based on operational needs.
- Be present in the portfolio, identify areas for improvement, and drive issues from idea to implementation.
Business-Driven Management
- Contribute to optimizing the economics and long-term value of the properties.
- Identify and implement standard improvements in the portfolio.
- Plan and drive smaller investment and maintenance measures.
- Work actively with budget monitoring and cost control.
- Ensure costs are charged where appropriate, for example in cases of abnormal wear and tear or other compensable damages.
In this role, you will also conduct inspections of apartments and commercial premises.
To succeed in the role, we see that you have:
- Several years of experience in property management within the residential sector.
- Good knowledge of landlord responsibilities and relevant regulatory requirements.
- Experience with tenant contact and contractor management.
- A university degree in property, engineering, economics, or equivalent is meritorious.
- Good proficiency in Swedish and English, both spoken and written.
- Valid driver's license (Category B).
