Job Description

Do you want to help develop Heimstaden's commercial business and create long-term value in our premises?

As a Commercial Property Manager, you are responsible for the commercial management in the Mälardalen region, focusing on customer relations, low vacancy, and profitability. The role combines commercial management, leasing, and business development, where you work with existing tenants as well as developing the business in vacant premises.

You play a central role in identifying business opportunities, strengthening customer relations, and ensuring that our commercial premises are developed in a way that creates long-term value for both customers and Heimstaden.

You report to the Regional Manager and work closely with management, leasing, and other specialist functions within the region.

The region includes Eskilstuna, Strängnäs, Uppsala, Gävle, and Sandviken. The position is primarily based in Sandviken, but the location can be discussed and adapted based on the business needs and the candidate's circumstances.

Main Responsibilities

  • Responsible for the ongoing commercial management of premises within the region.
  • Drive and handle lease amendments, renegotiations, extensions, and assignments of lease agreements.
  • Work proactively with existing tenants to create long-term relationships, high customer satisfaction, and low vacancy rates.
  • Identify and realize rental potential in existing commercial agreements and premises.
  • Responsible for leasing commercial premises when vacant, including viewings, customer dialogue, and contract drafting.
  • Monitor vacancy status, business opportunities, and development potential together with area managers and other operations.
  • Contribute to the preparation of investment proposals and ensure that investments are linked to commercial returns and rental development.
  • Contribute to the development of working methods, processes, and the commercial business in the region.

Requirements

Who we think you are

You are a business-driven and relationship-building person who thrives at the intersection of customer, business, and real estate. You have a strong focus on results and are driven by developing businesses, identifying opportunities, and creating long-term customer relationships.

We believe you have experience in commercial property management, leasing, or another role within the commercial real estate business. You are accustomed to customer dialogues and negotiations and have a good understanding of what creates profitability and value in a property portfolio.

You combine a business perspective with a structured approach and have the ability to turn opportunities into concrete results. At the same time, you are a team player who builds trust through an unpretentious and professional approach.

We believe you have

  • Relevant higher education in real estate, economics, law, or equivalent experience.
  • Experience in commercial property management, leasing, or a similar role.
  • Experience in customer dialogues and negotiations.
  • Knowledge of rental law.
  • Experience working with commercial premises.
  • Experience in investment and profitability assessments is a merit.
  • Good knowledge of Swedish and English, both spoken and written.
  • Valid driver's license (Category B).
