This role is about making a large project operation function effectively. The construction projects involve offices, workplaces, and changing facilities, ranging from early space planning and feasibility studies to implementation and handover. We are looking for a confident leader seeking their next step with a major established player offering extensive national customer delivery.

The Role

As Project Manager, you are responsible for ensuring that a larger portfolio of renovation, space, and workplace projects are delivered successfully according to expectations regarding time, economy, quality, and customer benefit. The project managers drive the projects in their day-to-day operations. Your task is to create the conditions for their success: clear priorities, functional structures, appropriate follow-up, good decision-making support, and control over risks, schedules, and economics.

The project volume is approximately 200–300 MSEK, and the project organization consists of both internal resources, hired consultants, and specialists. You will become a central point in project delivery and a key counterpart in customer dialogue. The project organization has already made significant progress. The next step is about creating even better structure, clearer follow-up, and a more unified way of working.

The Project Environment

The projects may include:

  • Renovations of office environments.
  • Tenant adaptations and space changes.
  • Feasibility studies for new or changed premises.
  • Design and planning.
  • Work environment-related measures.
  • Furnishing and changing of workplaces.
  • Maintenance and improvement projects.
  • Coordination of external consultants and specialists.

It is rarely completely linear. Sometimes it starts with finding the right space. Then come the questions: can we do what we want in the space, what is required, what decisions are needed, what risks exist, and how do we align the schedule, budget, customer requirements, user needs, and the property owner's frameworks?

This is where the role becomes important.

Responsibilities

You will keep many parallel tracks together simultaneously. Some projects are in the early phase, others in design, and a few in implementation. Some go according to plan, others need to be steered differently.

A large part of the role involves creating overview, prioritizing correctly, and helping project managers move forward when things become unclear, tight, or time-pressured.

You will among other things:

  • Support project managers when projects get stuck, grow, or change direction.
  • Create order in status, schedules, economy, forecasts, invoicing, and documentation.
  • Get consultants, project managers, and specialists to work towards the same goal.
  • Be clear about expectations without losing relationships.
  • Catch risks early and act before they become big problems.
  • Ensure that decision-making support is at the right level.
  • Handle a customer environment where requirements are high and the pace is often fast.
  • Develop working methods and structure in a project organization that continues to grow.

Who We Are Looking For

The most important thing is not that you have had the exact same title before. Besides believing that you have a completed post-secondary education as a foundation, we are looking for someone who is:

  • A clear leader who brings others along and can be a credible support for other project managers.
  • Confident enough in construction projects to ask the right questions, see risks, and support project managers in their daily work.
  • At least a few years into your career and coming from a relevant background in construction, real estate, project management, or a larger project-intensive organization.
  • Good at getting into economics, budget work, and result follow-up.
  • A strong communicator who communicates very well in both Swedish and English.

It is an advantage if you have experience with commercial premises, office projects, workplace development, BAS-P/BAS-U, contracting law, or larger customer-facing assignments.

This requires a leader who is more practical than theoretical. You need to be able to dive into details when necessary, but not get stuck there. You need to be able to create calm in a group where some are junior, others very senior, and many are not employed by the own organization. You need to be able to say no, prioritize, and follow up without relationships getting locked up.

This is a role for someone who likes the reality of projects: changed conditions, many wills, lack of information, short deadlines, and the need to still get things done. We believe you are unpretentious and willing to contribute both operationally and strategically. You show the way and adapt easily to different environments while being comfortable at a high pace.
