Unit Manager for Property Management and Maintenance
Do you want to be part of developing the properties that keep Enköping's welfare running every day?
The Property Department is responsible for approximately 270,000 square meters of floor space distributed across around 200 buildings. This includes schools, preschools, care and nursing homes, sports facilities, and other operational premises used by thousands of people every day.
We are now looking for a Unit Manager who wants to take overall responsibility for the management and maintenance of the municipality's properties. This is a role for you who thrives on combining strategic leadership with operational development and is motivated by creating value for many people.
You will lead an experienced and competent team with broad specialist knowledge in property management. The unit includes a technical manager, six property managers, administrative support, IT competence linked to our property systems, and a landscape architect responsible for the external environment. Together, you will create the conditions for well-functioning, sustainable, and attractive municipal properties and outdoor areas.

Responsibilities
As Unit Manager for Property Management and Maintenance, you lead and develop the operations with responsibility for property management, maintenance, economy, personnel, and working environment.
You are responsible for the long-term, sustainable, and cost-effective management of the municipality's properties. At the same time, you drive development and improvement work together with your employees and colleagues within the Property Department.
You are part of the Property Department's management group and play an important role in developing both the operations and the municipality's property portfolio.
The assignment includes among other things:
- Responsibility for the management, maintenance, and development of the municipality's properties.
- Lead, coach, and develop employees within management, technology, and operations.
- Ensure long-term maintenance planning and sustainable investments.
- Responsible for budget, forecasts, follow-up, and operational results.
- Personnel and working environment responsibility for the operations.
- Drive development, digitalization, and efficiency of working methods and processes.
- Participate in investment planning and property development projects.
- Collaborate with operations, contractors, and other external actors.
- Present cases and represent the operations in dialogue with management and elected officials.

Qualifications
Requirements
- Academic education in construction, property, technology, or equivalent experience.
- Several years of experience in a leadership role within property management and/or maintenance.
- Documented competence in building technology, operations, and systematic maintenance.
- Experience in financial management, budgeting, and follow-up.
- Experience leading employees with good results.
- Good understanding of municipal decision-making processes and work in a politically governed organization.
- Very good ability to express yourself in Swedish, both orally and in writing.
Merits
- Experience from municipal operations or other public sector.
- Knowledge of LOU (Public Procurement Act) and procurement of contracts and services.
- Experience in sustainability work and energy efficiency in properties.
- Experience working in property systems and digital maintenance tools.
You are a confident and clear leader who creates trust and engagement. You have the ability to combine a strategic perspective with operationally close leadership and turn goals into concrete results.
You are analytical, structured, and solution-oriented. You thrive in complex contexts, make well-considered prioritizations, and are comfortable making decisions even when conditions change.
