Property Manager for Kalmar Municipality

We are delighted that you are interested in working with us! You likely value a job that truly matters, just as we do. At Kalmar Municipality, we work together to constantly make Kalmar even better - for everyone who lives here, runs a business, or visits our beautiful municipality.

The Technical and Property Administration delivers internal services so that our colleagues in other operations can focus on their core activities. We are responsible for the operation and development of public spaces and issue permits so that the municipal group and businesses can conduct their operations. We also ensure that children, students, and care recipients receive good and nutritious food, and that the municipality's premises are well-maintained and suitable for their purpose.

The work we do directly impacts people's daily lives. Every day, all year round. We create the conditions for a beautiful, safe, and sustainable Kalmar.

The Premises Supply Unit is part of the Technical and Property Administration's property operations, which consists of approximately 40 employees in total. Together, we work with the entire chain from strategic premises planning to construction projects and management. Our mission is to ensure that the municipality's operations have functional and appropriate premises.

As a Property Manager with us at the Premises Supply Unit, you will have a central role in the property operations and become an important link to the operations located in our premises. You will work both strategically and operationally to create sustainable, efficient, and attractive environments for municipal colleagues and residents.

Job Responsibilities

As a Property Manager, you are responsible for the properties within your management area. You influence both the daily management and the long-term development of the properties and work broadly with issues ranging from rental law, economics, technology, and operational development.

You independently drive the work from planning and development to implementation and follow-up. This may involve issues such as leasing, terminations, and renegotiations of lease agreements. The role also includes clear economic responsibility where you work with budgets, forecasts, and follow-ups to ensure that the properties have good operational economics and sustainable management over time.

An important part of your assignment is the close dialogue with our tenants, the municipality's various operations. By understanding the needs and challenges of these operations, you contribute to developing functional, efficient, and future-proof premises that support the operations in their work. You are also involved in the early stages of new construction and renovation projects, where you contribute your expertise to create good holistic solutions from the start.

This is a role for you who enjoys meeting people in a varied daily life where you solve problems together with engaged colleagues through structure, collaboration, and creativity. You will have great scope to influence processes and results, and you will become an important part of a team driven by making a real difference.

Qualifications

We are looking for you who have:

  • Relevant academic education in property management, construction, economics, or law. You may also have equivalent experience that the employer assesses as comparable.
  • Good ability to express yourself in Swedish, both orally and in writing.

It is meritorious if you have experience from a property management organization, knowledge of rental law and/or property economics, as well as building technology competence.

We are looking for you who are good at building good relationships and trust and who thrive in a role with many contact surfaces. Through your communicative and sensitive approach, you create good collaborations with both tenants and colleagues. You are confident in your professional role and can convey your assessments and proposals in a clear and professional manner.

You are self-reliant and structured, with the ability to plan, prioritize, and drive your work forward in a varied daily life where the pace can sometimes be high.

To thrive and succeed in the role, you also need to be analytical, have the ability to see the big picture, and be able to navigate complex issues. You are solution-oriented and driven by finding viable paths, even when conditions change.
