Axcell Fastighetspartner offers everything from individual point interventions to comprehensive management solutions. The company has extensive experience in property management, property technology, administrative management, and property development. Our employees are our greatest asset. Our ambition is for both the company and our employees to grow and develop. Axcell places a strong focus on sustainability. Growth must be sustainable in every way. Therefore, we work with three different focus areas - an attractive workplace, a balanced planet, and governance towards sustainable choices - where we can make a real difference and minimize the footprints we leave behind. As an employee at Axcell, it is important that you want to help make a difference for the climate of the future. The entire group is environmentally certified and we work according to the environmental management standard Swedish Miljöbas.
Job Responsibilities
As an operations manager, you are responsible for the operational leadership within your area, with personnel responsibility for, among other things, time reporting, employee conversations, salary, and work environment. You work closely with customers and develop the business through good relationships, contract work, and upselling.
You are responsible for contract-driven property operations with a focus on technology, climate, projects, procurement, and follow-up in various types of properties. The role also includes responsibility for property technicians and caretakers, as well as planning and follow-up of the team's work. You act as the link between the customer, the technical team, and administration and have varied days with both fieldwork and planning.
Within your workgroup, you are responsible for:
- Planning the business's projects, maintenance plans, fixed service commitments (cooperation agreements), and ongoing assignments. This also includes submitting bids and offers.
- Leading and managing employees within the service department.
- Responsibility for occupancy reports for the workgroup.
- The overall financial responsibility for the workgroup.
- Sales of fixed-price projects and ongoing projects to contract customers.
- Responsible for resource availability, e.g., recruitment within your service department.
Education, Experience, and Personal Qualities
- High school education
- Work experience in leadership
- Work experience in the property industry
- Good system skills
- Good knowledge of Office
- Driver's license B
- Good knowledge of Swedish in speech and writing
You are a leader who motivates others to achieve common goals and who has the ability to see the big picture. You are structured, plan, and organize effectively, and create long-term trust both with customers and internally in the team. You are driven by development and improvement, are unpretentious, loyal, and engaged. We would like you to have several years of experience in a leadership position within property operations, but we place great emphasis on leadership and engagement.
You will be part of a close-knit team of five operations managers around Skåne who together lead and distribute the work for operations managers, property technicians, and property caretakers. You will be responsible for approximately 10 property technicians who work on varying assignments. In total, we are about 60 employees in the Skåne region, distributed across four local offices in Malmö, Helsingborg, Kristianstad, and Hörby. As the business grows with both new and existing assignments, we are now looking for more engaged leaders. The position is based in Malmö and primarily covers the southern part of Skåne.
Social Sustainability
It is easy to equate sustainability with climate and environmental issues, but for us, sustainability also involves the social aspect. As an employer, we have a great responsibility and an opportunity to influence our employees' everyday lives. We care about your development and invest in both internal and external training for our employees. We know that if you grow, we grow! The social climate at our company is characterized by unpretentiousness and community, where we help each other deliver high-quality service to our customers. We have short decision-making paths, and you have the opportunity to influence your everyday life.
