About the Department:
The Property Department within the Technical and Property Management handles a wide range of responsibilities, including new construction, renovations, and expansions, management, operations, and maintenance of the municipality's operational premises and housing. We manage significant parts of the municipality's property portfolio, primarily schools, preschools, elderly homes, and group homes, with a total area of approximately 150,000 square meters, where school properties dominate.
Within the department, we possess broad expertise, especially in areas such as lease agreements, operations and maintenance, installations, safety, fault reporting, outdoor environments, and contractor collaborations. We streamline our work through the use of digital systems such as Facilitate and Antura. The Property Department is a relatively small organization where all employees are expected to contribute in various areas.
Our overall focus is on long-term sustainable management, aimed at providing pleasant and functional premises. We consider both today's and future requirements for accessibility, flexibility, comfort, and energy efficiency.
Job Responsibilities:
As a technical manager, you work both strategically and operationally. You have primary responsibility for the municipality's operational monitoring systems (Larmia Evo Scada and Schneider Electric Struxureware) and ensure that the technical solution works in everyday life and that faults are rectified together with the municipality's operational technicians and contracted entrepreneurs.
You are responsible for energy optimization in the properties through ongoing monitoring of measurement values, analyzing energy consumption, and following up deviations together with operational technicians and managers. In the role, you analyze and troubleshoot technical problems and are responsible for upgrades, migrations, etc. You also ensure that the system complies with internal security requirements and legislation. You are generally knowledgeable in installations and are the Property Department's expert in HVAC, ventilation, and electrical issues. The role also involves providing technical support to local managers, project managers, and operational technicians, as well as technical support to managers regarding actions from OVK and electrical inspections. The job responsibilities include both strategic development and practical management of systems and permissions.
The role also includes functioning as support to property technicians in operational issues and working with project management, primarily within control and monitoring systems and electrical installations. Furthermore, you are responsible for monitoring and updating applicable service agreements and identifying the need for new agreements. The work also involves preparing materials for maintenance plans regarding installations, reviewing documents in connection with new construction, renovations, and expansions, as well as procuring and project managing your own projects, including replacement and updating of systems.
You are the contact person for the operations in technical matters and participate in planning for new and renovation projects. We believe that you enjoy property maintenance and safety, and also appreciate working with the properties' economy and customer contacts.
Qualifications:
We are looking for someone who has:
- Relevant education in the field, or documented work experience that the employer deems equivalent.
- Several years of experience working with properties.
- Good knowledge of laws and regulations and understanding of safety issues.
- Skills in managing budgets and financial resources.
- Experience in project management of technical systems.
- Good installation technical knowledge regarding properties.
- Fluent in Swedish in both speech and writing.
- Driver's license B.
