The Property Department is an important player in creating the physical conditions for the municipality's administrations to deliver their welfare assignments. The department is responsible for the municipality's local supply, which includes both management and development of the municipality's buildings. Welcome to become a part of the Property Department. The Operations Unit within the Property Department is located at the operations office situated at Enebybergs Torg.

JOB RESPONSIBILITIES

In the role of Operations Manager, you have overall responsibility for property operations. You have personnel and work environment responsibility for the unit's 15 employees, and your role includes developing the unit and ensuring effective working methods according to established routines. In your role, you are expected to develop your employees with active and courageous leadership, thereby also enhancing the unit's delivery.

As Operations Manager, you have budget responsibility for the unit and a result responsibility that includes economy, energy, and customer satisfaction. Furthermore, you are responsible for effective and uninterrupted property operations, with a particular focus on energy efficiency and operational optimization. Within the operations unit, there is an internal customer service connected to the municipality's property portfolio. The customer service addresses, among other things, tenants' property inquiries and ensures that error reports are channeled to the unit's technicians. It is the responsibility of the Operations Manager to maintain good and businesslike communication with customers and further develop necessary system support.

The operations unit has, in addition to its own employees, also external contractors to fulfill its mission. As Operations Manager, you are the responsible requirement setter in relevant framework agreement procurements and continuously evaluate the services performed by contracted service providers. As Operations Manager, you report to the Property Manager and are part of the department's management team.

QUALIFICATIONS

We are looking for someone who has:

• University, YH, or engineering degree in construction, technology, property management, or another area we deem relevant for the position
• Several years of work experience as an Operations Manager or equivalent in similar tasks where you have had personnel responsibility
• Experience in management and/or operational activities
• Experience in budget and forecasting work
• Knowledge and experience in operational planning and energy optimization
• Good knowledge of administrative IT support systems and a high administrative ability
• Valid driver's license (B)

If you have training in leadership, systematic work environment management, or electrical installations, we consider this an advantage for the position.

We are looking for an experienced leader with solid competence from the property industry. As a person, you have the ability to build a successful team that works together to achieve set goals. You have a solution-focused approach and are accustomed to working in a changing work situation while being structured and good at planning. You have the ability to inspire, lead, and support your colleagues even in purely operational handling. You recognize the importance of all aspects of property management and are a good communicator both internally and with our tenants. You maintain a good mood in pressured situations, have a trustworthy demeanor, and easily build good relationships with both tenants and other employees. We will place great emphasis on personal qualities.
