Do you want to combine leadership with business-oriented property management?

We are looking for someone with a genuine interest in people, properties, and results who wants to help create safe, well-managed living environments. With us, you will play a key role in leading an engaged team and driving development in property management.

About the role
As a Property Manager with personnel responsibility, you will be responsible for creating good customer experiences, ensuring efficient operations, and developing both employees and properties. You will lead a team consisting of four Property Technicians and one Residential Rental Agent, reporting to the Area Manager in Jönköping. Together, you will be responsible for a portfolio of 903 apartments and 66,815 sqm of rental space.

In your role, you will collaborate closely with colleagues in project management, technical operations, commercial leasing, and other support functions. Through a cross-functional approach, you will create value for both tenants and the business.

You will be a driving force in ensuring business-oriented management with a focus on long-term profitability. Through professional leadership and a customer-focused approach, you will create the right conditions for satisfied tenants and a well-functioning team.

Your main responsibilities

  • Customer focus & quality: Ensure that our living environments are whole, clean, and functional, both indoors and outdoors. You are responsible for ensuring that rounds, service requests, cleaning, emergency handling, and operational agreements work efficiently and that communication with tenants is clear and respectful. You ensure that we always meet the property owner's responsibilities.
  • Clear and engaged leadership: You lead with clarity, trust, and engagement. You create conditions for employees to grow, take initiative, and contribute to the development of the business. You are responsible for staffing, work environment, and ensuring that the team knows what is expected of them, helps with prioritization, and ensures they have the right conditions to succeed.
  • Business-oriented management: You work long-term to optimize cash flows and property values. You drive smaller maintenance projects, manage damages, and conduct inspections of apartments and premises.

Your profile
To succeed in this role, you have a broad property background, are a leader who engages your staff, and have a good ability to plan and structure your and your team's focus areas.

We are looking for someone who has:

  • Solid experience in property management, preferably within the residential segment.
  • Documented experience of personnel responsibility and a safe, developmental leadership.
  • A college or university degree with a focus on property technology, management, finance/economics, or similar is highly meritorious.
  • Good understanding of regulatory requirements and the property owner's responsibilities.
  • Experience with tenant contact and good communication skills.
  • Swedish and English in spoken and written form; additional languages are meritorious.
  • Driver's license (B).

We offer you

  • A responsible and varied role at Sweden's largest housing company
  • The opportunity to influence and develop Heimstaden's operations in your area
  • A competent and engaged team to lead and develop
  • A values-driven workplace where Care, Share, and Dare permeate everything we do
