The Northern Västmanland Municipal Technical Association, NVK, is a municipal association with members from the municipalities of Fagersta and Norberg. The main office is located in Fagersta with local offices in Norberg. The association is responsible for the operation of housing, operational properties, streets and roads, water and sewage, parks, forests, recreational facilities, IT, and cleaning services. NVK is ultimately led by its board, appointed by the municipalities of Fagersta and Norberg. The board has overall responsibility, while the association manager is responsible for the strategic and operational management of the organization. NVK has about 150 employees and a turnover of 400 million.

Your mission
The Property Department is responsible for supervision, maintenance, and development of the property holdings owned by the municipalities of Fagersta and Norberg.

The property holdings consist of approximately 180,000 square meters of properties primarily used for the municipality's own operations, such as preschools, schools, cultural and sports facilities, and care services. In Norberg, there is also a smaller residential property portfolio.

As a property manager with us, you will among other things:

  • Have overall responsibility for all properties within the management area; municipal schools and preschools, etc. Prioritize actions based on the needs of tenants and the condition and function of the buildings.
  • A significant part of your working time will be spent collaborating with our tenants to develop the properties.
  • Maintain continuous contact and dialogue with tenants and lead maintenance and renovation projects.

The tenants you meet in your work reflect the exciting areas of activity of the municipalities, and you will meet daily with municipal colleagues from various departments, including education (including culture and leisure) and social services. The goal of the work is for our tenants to have the best possible properties within schools, preschools, culture and leisure facilities, and care. You enjoy supporting and leading workgroups and individuals, taking clear responsibility for goals, assignments, and tasks through good communication and understanding of human motivations. You are analytical and make decisions based on facts and an understanding of economic impact. You will have support from property caretakers and operations technicians, as well as technical managers, construction coordinators, and project managers with whom you will closely collaborate in the Property Department. You report to the association's property manager.

Your qualifications and merits
We are looking for someone with an academic degree in economics, construction technology, law, or another education deemed equivalent for the role. Since the role is broad, we primarily seek a generalist, but deeper knowledge and experience in operational cost calculations, rent calculations, and rental law, both private and commercial, are advantageous.

You have at least 2 years of experience as a property manager or technical manager. Experience in procurement work is also considered advantageous.

To succeed in this role, you must be driven and structured. You take initiative, can help build the department's routines and working methods, and thrive with freedom under responsibility. The Property Department is a service function to the municipality's various operations, and we therefore want you to have good collaboration skills and the ability to understand others' roles and conditions. Furthermore, you have a good stylistic ability and command the Swedish language very well, both spoken and written. It is also important that you understand and can apply economic principles and thrive in roles where you can focus on costs and revenues.
