Company Description

Heimstaden is a European real estate company that invests in the residential sector and owns over 160,000 apartments across nine countries, with a market value of approximately 330 billion SEK. We acquire, develop, and manage residential properties with the goal of generating the highest possible return for our owners by combining business acumen with long-term sustainability, responsibility, and social commitment. A key part of this is being an attractive workplace where people can develop and take responsibility.

Sweden is our largest market, where we own and manage approximately 46,000 apartments distributed across five regions. Our culture is characterized by pace, clarity, and a desire to constantly improve. We work towards common goals, take responsibility, and dare to challenge the status quo. The culture is informal, based on competence rather than titles, and features a practical, solution-oriented approach.

Job Description

Are you business-minded and driven by developing properties, creating satisfied customers, and making independent decisions close to the operations? Do you have broad experience in property management and want a role with significant autonomy, varied tasks, and close collaboration with the Area Manager? Then you might be the person we are looking for.

As a Property Manager at Heimstaden, you will become a central collaboration partner to the Area Manager and a key figure in daily management. The role involves significant operational responsibility where you work closely with the portfolio, drive improvements, and ensure that our properties are developed with both business and customer experience in focus.

Your Key Responsibilities

As a Property Manager, you are responsible for the operational management of your area. You work close to the properties and have significant individual responsibility to plan, prioritize, and drive issues forward in collaboration with colleagues, contractors, and other functions within Heimstaden.

Your main areas of responsibility include:

Customer Satisfaction and Landlord Responsibilities

  • Ensure that we deliver safe, pleasant, and well-maintained housing where it is tidy, clean, and functional both inside and around our properties.
  • Be responsible for rounds, service reports, cleaning, on-call management, and operation agreements functioning efficiently and maintaining high quality.
  • Ensure that we meet landlord responsibilities and create a positive experience for our tenants.

Operational Management and Coordination

  • Work closely with the Area Manager and be a central function in daily management.
  • Coordinate and follow up on contractors and ensure that work is carried out according to contracts and quality requirements.
  • Make independent decisions in ongoing management and prioritize actions based on operational needs.
  • Be present in the portfolio, identify areas for improvement, and drive issues from idea to implementation.

Business-Driven Management

  • Contribute to optimizing the economics and long-term value of the properties.
  • Identify and implement standard improvements in the portfolio.
  • Plan and drive smaller investment and maintenance measures.
  • Work actively with budget monitoring and cost control.
  • Ensure that costs are charged where appropriate, for example in cases of abnormal wear and tear or other compensable damages.

In the role, you also conduct inspections of apartments and commercial premises.

Requirements

To succeed in the role, we see that you have:

  • Several years of experience in property management within the residential sector.
  • Good knowledge of landlord responsibilities and relevant authority requirements.
  • Experience in coordinating and following up on contractors.
  • A university degree in property, engineering, economics, or equivalent is meritorious.
  • Good skills in Swedish and English, both spoken and written.
  • A valid driver's license (Category B).

As a person

We are looking for someone who is self-reliant, business-minded, and has strong internal drive. You thrive with significant operational responsibility and enjoy being out in the operations where you see what needs to be done and take initiative for improvements.

You work in a structured and meticulous manner while having the ability to make decisions and drive issues forward. You have a natural commitment to both the properties and the customer experience and are motivated by creating results together with colleagues and contractors.

To thrive with us, we believe you are curious, proactive, and good at building good collaborations. No day is like the other – you switch between inspections, contractor follow-ups, tenant contacts, and driving improvement projects in the portfolio. Therefore, it is important that you are self-reliant, see the big picture, and have the ability to prioritize and make independent decisions. You work in a business-like manner, have a strong customer focus, and are driven by constantly developing both methods and results.
