On 27 hectares of former paper mill land in the heart of Mölndal, we are building a new city district. When the area is complete, 5,000–6,000 people will live here and 4,000 will work here. The industrial environment's 400-year history will be woven together with modern architecture into a place people seek out. Ten construction actors are building their own quarters. Mölndal Municipality is responsible for public spaces and schools/preschools. MölnDala Fastighets AB owns the land, leads the development, and is building the visitor destination Papyr based in the old industrial environment.
The first detailed plan has gained legal force. The first 600 residences are to be ready by 2027–2028. Preschool and primary school will open in 2029. The company has moved from the planning phase to implementation — and at the same time, work continues on future detailed plans.
We are looking for a Division Manager who leads the company's core operations — development and project implementation — and becomes the CEO's closest operational leadership colleague.
What you do
You lead two divisions: Early Stages (planning work, development agreements, land negotiations) and Implementation (construction projects, project management, coordination of construction actors and the visitor destination Papyr). You have overall responsibility for driving Forsåker forward in time, budget, and quality — from the planning stage to the completed city district.
You are MölnDala's operational counterpart to the construction actors in the area and to Mölndal Municipality's urban planning department. You sit on the company's management group and carry the project portfolio with a total investment volume of several billion.
The visitor destination Papyr is our own client assignment. Ten older buildings, from the late 1800s to the mid-1900s, are to be carefully renovated and supplemented with new construction. This is a part of the area that places special demands — and makes the assignment unique.
Who we think you are
You have 10–15 years of documented experience in large-scale development or construction projects — preferably a combination. You have led project managers and driven project portfolios. You have been ultimately responsible for billion-class projects and know what is required to keep them on track.
You understand the municipal context. Detailed planning processes, development agreements, public procurement (LOU), public land, municipal governance — these are not obstacles for you, they are the conditions you work within. Experience from a municipal company or equivalent developer is valuable. Experience in sensitive renovation and antiquarian processes is meritorious — it gives you an extra dimension for the visitor destination Papyr.
You have collaborated with multiple construction actors in parallel and know how to hold contractors accountable without losing the relationship. You are diplomatic but not soft. When you need to hold a line, you do it — and you still have the relationships next week.
You are a civil engineer or have a comparable background.
And this: you are unpretentious. You are more interested in getting it right than in being right. You get tired of talk and want to see things happen. You like being the one who solves problems, not the one who points them out.
What the role is not
This is an operational leadership role focused on delivery, not a strategic staff role. It is also not a pure project manager role where you personally lead individual construction projects — that is the responsibility of the team leaders and project managers. You lead them.
