The Property Department in the City of Mölndal is responsible for managing, building, renting in and out, and developing premises for the municipality's current and future needs. We have many ongoing and upcoming projects that require high competence and good collaboration.
Our processes and ways of working are constantly under development as we work together for the best possible Mölndal for our residents and visitors. The Property Department consists of approximately 30 employees and four managers. The department works for the entire city and is organizationally part of the Urban Planning Administration.

RESPONSIBILITIES
Your role
The Property Management Unit is responsible for the city's self-owned property portfolio as well as externally rented premises. The Property Management Unit is the hub that has primary contact with customers and partners. The unit consists of 14 employees: property managers, maintenance project managers, energy project managers, maintenance planners, warranty managers, and property engineers.
As one of five property managers, you will have a central role in our organization. You have both property-strategic and customer-overarching responsibility within your area. You plan, budget, and order property measures as well as tenant adaptations. You think holistically and are responsible for the budget as well as the economic follow-up of your property portfolio. You are clear in your communication both internally and externally, have economic awareness, and are structured in your way of working.
Main responsibilities
- Responsible for rent negotiations during leasing in and out, ordering of projects and maintenance projects, as well as operational adaptations and own calls to framework agreement contractors.
- Responsible for external leasing of premises where you are the link between operations and the external property owner.
- The overarching property owner responsibility to ensure that current laws and authority requirements are followed (e.g., temporary building permits, self-control according to the Environmental Code, OVK, SBA, etc.).
- Ensure good collaboration with customers, projects, operations management, and other units, including by establishing and chairing continuous meetings.
- The overarching responsibility for orders regarding adaptations of premises, investment projects, reinvestment projects, and operational projects.
- Responsible for properties being maintenance-evaluated and determining which priorities should be carried out according to the maintenance plan and the needs of operations.
- Responsible for the handover of completed new construction and renovation projects.
- Economic assessments and preparation of investment calculations.
- Key performance indicator (KPI) analyses.
- Responsible for developing the strategic property plan.
- Preparation and updating of management plans for each property.
- Updating and follow-up in the current property system of object information and responsibility for quality-assuring property data (e.g., lease agreements, insurance, areas, tenants).
QUALIFICATIONS
You have a higher education relevant to the position, post-secondary education, or working life experience that the employer considers equivalent. You have several years of experience in property management from commercial properties as well as experience in property economics. You have previous experience with budget and profit/loss responsibility. You see the value of the whole and can, with the support of your competence and experience in property management, translate technology, operations, and economics into a successful context.
As a person, you are engaged and inspiring, driven by turning visions and strategies into implementation. You have the ability to communicate in a way that creates participation and trust. You will have many contact surfaces, so it is important that you have a well-developed sense of service and the ability to create good relationships.
We consider it meritorious if you have previous working life experience from both the public sector and private business, where you are accustomed to working in a goal-, result-, and development-oriented manner within your areas of responsibility.
