Your Role

As a Housing Manager, you are the face of our residential areas when it comes to tenant contacts from move-in to move-out, defect resolution, repairs, and various types of apartment inspections. The role involves resolving defects in a cost-effective manner with the customer in focus, at the right time and with the right measure, contributing to our customer promise of creating that cozy feeling of coming home.

You will be part of a property management team with a District Manager as your direct supervisor. You will collaborate closely with the District Manager, other Housing Managers, and property caretakers in the area.

Responsibilities and Tasks

  • Perform repairs and maintenance work in apartments and common areas following fault reports. Primarily performing the work yourself, secondarily ordering from contractors.
  • Order minor maintenance works.
  • Responsible for customer contacts before, during, and after defect resolution.
  • Responsible for contacts with contractors and internal resources, e.g., service technicians, operations technicians, before, during, and after defect resolution.
  • Responsible for conducting move-out and cleaning inspections in the assigned management area.
  • Move-in meetings with new tenants.
  • Re-charging to the customer in case of abnormal wear and tear or deficiencies in move-out cleaning.
  • Responsible for reporting functional defects within the building or maintenance needs to the District Manager.
  • Handle minor damage cases, such as water damage and fire damage, independently. In larger damage cases, assist e.g., the District Manager, project manager, or technical property manager.
  • Responsible for disturbances of a minor nature.
  • Participation in tenant activities.
  • Economic responsibility: Repair budget for the assigned management area, approve and account for invoices from own orders, and ensure the choice between repair and component replacement is made at the right time.
  • Participate in budget work.

About You

As a person, you are sensitive, self-initiating, and action-oriented with good organizational skills. You are equally comfortable collaborating with colleagues as working independently. You are service-oriented with the customer in focus.

You enjoy having daily contact with tenants, are communicative, and can express yourself well in speech and writing. You use digital tools effortlessly in your administration and are accustomed to planning and following up on your work independently.

Qualifications

  • Completed upper secondary education and at least three years of experience in similar work.
  • Class B driver's license.
  • Very good IT skills in areas relevant to the position.

Merits

  • Experience from conducting apartment inspections.
  • Professional experience: Carpentry/Plumbing/Appliances etc.
  • Hot work certificates.
  • Electrical safety according to ELSÄK-FS 2010:4 and basic electrical technology.
