Job Responsibilities

We are looking for someone who enjoys solving problems when our tenants encounter issues for our teams in Kungsladugård Öster and Majorna Öster.
You want to build trusting relationships with our tenants and be the face of Familjebostäder. It is important to us that you have a natural sense of service and enjoy being available and flexible. The level of service is currently high, and we would like you to be part of further enhancing this.
Your main job is to repair, troubleshoot, and resolve faults and problems that have arisen in our tenants' homes or in the common areas of the properties. The role also includes conducting inspections and tasks related to the property owner's responsibilities, such as systematic fire protection work. In addition to being handy and able to independently carry out craft repairs, you will also handle warranty cases. You should also feel comfortable working in front of a computer as there are many administrative tasks involved. This may include managing all of the caretaker's tasks in our digital case management process, checking invoices, and following up on the finances for the properties you are responsible for. It may also involve occasionally ordering repairs, updating maintenance status, and managing/documenting tenant cases in our systems.
In your role as a caretaker, you will meet our tenants in their homes but also maintain contact via phone and email. The job is largely relationship-building, and you need to be humble in the face of other people's different life situations. It is beneficial if you find innovative ways to communicate with our tenants in cases where you and the tenant do not speak the same verbal language.
The role also includes ordering services to some extent. We sometimes hire contractors for services such as electrical work, plumbing, construction, cleaning, energy/heating, landscaping, and ventilation. It is your responsibility as a caretaker to have control over the entire chain from placing an order to quality control and inspection of completed work.
As you understand, your work area is broad as you are responsible for everything from the functionality of our houses to ensuring our tenants feel comfortable.
Qualifications
You need to enjoy working with people as the job mainly involves providing service and creating customer relationships with our tenants. Therefore, you need to possess a strong sense of service and be flexible in both your working methods and your approach to others. Your social skills involve maintaining daily contacts with both our tenants and our contractors.
The work is independent with a great deal of freedom under responsibility - which means you need to plan your time carefully. We need someone who enjoys working with their own responsibility and who has a very good ability to plan and carry out their daily tasks to keep the work flowing.
Even though the job is independent, you also need to be a team player as you are part of a workgroup where collaboration is important for a successful outcome. Together with the area manager and technical manager, you will plan and carry out both maintenance and upkeep for the residential area you will be responsible for.
We want to emphasize three important things. You need to have a driver's license, a property technical education, and a genuine interest and ability to help people with various questions, requests, or problems in their housing.
It is an extra plus if you are multilingual and have experience in similar jobs. Also, a craft education with professional skills in electrical work, carpentry, or plumbing in addition to the property technical education is a plus.

The management area includes a total of about 1800 apartments around Mariaplan, up Marlspiksgatan/Kabelgatan/Ärlegatan and also on Kustgatan. We primarily manage so-called landshövdingehus. Our office is at Mariaplan, and we are a workgroup of about 15 colleagues.
About Majorna Öster
The management area Majorna Öster includes a total of about 1750 apartments from Allmänna vägen in Majorna to Jungmansgatan in Linné. We have properties ranging from the 1800s to new production. Our office is on Paternostergatan, and we are a workgroup of about 15 colleagues.
