We are looking for an engaged and customer-oriented manager for our Property Service in Luleå to lead our property team, consisting of property caretakers and cleaners. As a team leader in property service, you will play a key role where you combine operational and strategic leadership with a strong customer focus. As a leading player in the real estate industry, we strive to create pleasant and well-functioning living environments for our customers and members.
DescriptionOur property service is HSB's face to the outside world and works closely with our customers by taking care of internal and external property maintenance, repairs, and cleaning for our customers' properties, as well as our own properties. It is important that you as a manager have the ability and interest to understand the daily operations and the everyday life of the employees, as you will assist in deliveries when needed. The role of team leader includes personnel, results, and customer responsibility for the department, which consists of 19 employees.
You will drive the department together with a supervisor who is responsible for daily management and operations. A major focus of the role will be to ensure contract deliveries, manage work orders and supplier invoices digitally, plan operations, and collaborate both internally and externally. Your other main area is to build good and long-term relationships with our customers and manage contract issues, both existing and new.
ResponsibilitiesThe responsibilities mainly consist of:
Leading, distributing, developing, and following up on the daily work within the team and ensuring that the business meets set goals and results according to budget.
Building and maintaining good and long-term customer relationships.
Digital management of work orders, supplier invoices, and fault reports.
Full personnel responsibility including employee conversations, salary setting, workplace environment issues, and competence development.
Actively working with team building and onboarding of new employees.
Planning staffing and work distribution based on the needs of the business.

Is business-oriented and has the ability to work goal-oriented and results-oriented towards common goals and contract deliveries.
Has good communication skills in both speech and writing and can create team spirit, well-being, and efficiency among your employees.
Is self-driven in your work, good at planning and structuring for yourself and for the team, and likes order and tidiness around you.
Has good collaboration skills.
We want you to have:
Previous work experience as a manager with personnel, budget, and workplace environment responsibility.
Experience working with digital tools and IT-based systems.
Experience from work with business follow-up and results.
Experience working with process development and planning training for your employees.
We prefer that you have previous experience in the real estate industry.
B driver's license, access to your own car for work.
The position is a permanent employment with start date according to agreement. The position will be based in Luleå.
