The Property Department is one of three departments in Region Gävleborg's Property Management. The other two are the Construction Project Department and the Logistics and Service Department. The Property Department consists of two units, one of which manages properties and premises in Gästrikland and the other in Hälsingland. The Property Department's portfolio consists of hospitals, health centers, folk high schools, and administrative premises for Region Gävleborg's operations.

JOB RESPONSIBILITIES

As a unit manager within the Property Department, you will have a tactical and operational property owner perspective on Region Gävleborg's properties. This means working based on the expressed needs of the operations for suitable premises, as well as ensuring legal compliance, necessary robustness and safety, cost-effectiveness, and sustainability. The department is responsible for local supply and prioritization of measures for a long-term sustainable property portfolio. The responsibility includes daily operations in the short term, while the long-term focus is on developing maintenance plans, investments, and technical supply of the properties. This means that you will participate in/lead relevant forums with both tenants, suppliers, and representatives from other units, thereby ensuring an efficient operation. You are responsible for continuously developing, leading, and following up on processes, routines, working methods, etc. You have result responsibility for your unit and the included property portfolio.

You have personnel responsibility for managers, operations leaders, and technical specialists and work closely with those responsible for the region's operation and maintenance agreements. The unit manager for Hälsingland has their workplace in Hudiksvall and is responsible for nine employees there.

QUALIFICATIONS

To succeed in this role, we see that you have:

• Relevant higher education or equivalent experience acquired in working life
• At least 5 years of experience in property management of operational premises
• Experience in a role with responsibility for property management focusing on premises that the organization has owned itself
• At least 2 years of leadership experience with personnel responsibility
• Good experience in change management
• Good knowledge of property economics
• Good knowledge of contract law

Meritorious:

• Experience as a manager in a politically governed organization
• Experience in managing properties with high demands for operational adaptation and safety, e.g., for health care or other types of community service
• Experience in project management within construction and property with a life cycle perspective
