About Property Services
Property Services is one of Karlskronahem's most central functions and is responsible for the operation, maintenance, and internal apartment upkeep of our entire property portfolio. The department works closely with both tenants and other parts of the organization, serving as an important link between our long-term property management and the daily experience of our residential areas.
The department currently consists of 14 employees who manage property services with caretakers, environmental caretakers, and repair technicians. Areas such as external/internal maintenance, upkeep, and technology will gradually develop to include more work in-house, thus more employees and potentially also team leaders. The department plays a vital role in Karlskronahem's social responsibility regarding labor market measures to provide internships, work training, and summer jobs.
About the position
As the Head of Property Services, you are responsible for leading, developing, and ensuring the quality of the department's work. You have overall responsibility that spans from strategic planning and budgeting to daily operational management and presence in our residential areas.
You lead the department's employees and are responsible for workplace safety, professional development, and recruitment. An important part of the role is to continue developing Property Services and to build up external and internal maintenance as well as technical operations, as these are currently managed externally. You work closely with both internal and external partners. You report to the CEO and are part of the company's management team.
About you
You have a relevant educational background and solid experience in the property sector. You are confident in your role as a leader and have documented experience in personnel responsibility, where you have worked both operationally and systematically to lead and develop employees. You have a good understanding of property-related processes and the demands placed on a modern property service operation, as well as a desire to build up the operation with the parts currently managed externally. Knowledge of public procurement and good system proficiency are important parts of your competence. You express yourself well in speech and writing and find it easy to communicate with different types of stakeholders.
As a person, you are stable, responsible, and solution-oriented. The role involves a balance between long-term development and practical leadership. It is a daily routine that suits you if you enjoy variety, responsibility, and the opportunity to influence both operations, workgroups, and our tenants' experience of their housing. We place great importance on personal suitability.

The position is full-time, located in Karlskrona. Start date is according to agreement. The employment may begin with a probationary period.
