PROPERTY MANAGEMENT DEPARTMENT

Currently, we have 22 employees in the department who manage properties throughout Gothenburg, all based in our office in Gårda. We work with both owned properties and externally managed properties for companies within the City of Gothenburg. Half of the premises are located at the 21 local district squares that the company manages.

COMMERCIAL PROPERTY MANAGER

We are looking for an engaged and driven commercial property manager with developed business acumen.

The property manager has a defined cost, revenue, and development responsibility for their property portfolio (management area). The property manager's goal is to create good profitability and stable value growth for the company's property capital, as well as to establish and develop good relationships with our customers and property owners for externally managed properties.

The property manager should utilize and collaborate with other functions within the company, the municipality's local and housing corporations, and contribute to the city's goals for good urban development.

We work from a holistic perspective that encompasses both commercial and community development. As a property manager, you play a key role in the work of developing the districts where our property portfolio is located.

You will be responsible for, among other things, leasing, financial assessments, lease negotiations, transfers, premises adjustments, and the preparation of investment calculations, property development, as well as participating in renovation and new construction projects.

You will follow up on budgets and forecasts and work closely with the district managers and property staff of customer companies, as well as with business associations, the city's administrations, and other organizations. A free, mobile, and contact-intensive job.

PROFILE

We expect you to be a stable, secure, and driven person. You are stimulated by meeting people, are a good listener, and can turn and twist given conditions.

We expect your business acumen to cover both large and small matters. You participate in the creative process that encompasses the development of entire districts' property portfolios. At the same time, you see and understand the challenges and opportunities of individual businesses. You enjoy creating good relationships with tenants and often participate in constructive discussions.

You have solid and several years of experience in managing commercial properties, you are experienced in negotiations, and are used to working independently with your own result responsibility.

It is essential that you have good knowledge of property technology, lease law, property economics, and property system management. You have a good ability to express yourself in speech and writing.

Travel in the job occurs. Therefore, a B driver's license is required.
