Your mission
As a caretaker, you are the face of our residential areas when it comes to contacts with tenants from move-in to move-out, troubleshooting, repairs, and various types of apartment inspections. The role involves cost-effectively addressing issues with the customer in focus, on time, and with the right measures, contributing to our customer promise of creating that wonderful feeling of coming home.
You will be part of a management team with a property manager as your closest supervisor. You will work closely with the property manager, other caretakers, and property maintenance staff in the area.
Responsibilities
- Perform repairs and maintenance work in apartments and common areas after issue reports. Primarily perform the work yourself, and secondarily order from contractors.
- Order minor maintenance work.
- Be responsible for customer contacts before, during, and after troubleshooting.
- Be responsible for contacts with contractors and internal resources, such as service technicians and operations technicians, before, during, and after troubleshooting.
- Be responsible for conducting move-out and cleaning inspections in the assigned management area.
- Conduct move-in meetings with new tenants.
- Charge customers for abnormal wear or deficiencies during move-out cleaning.
- Be responsible for reporting functional deficiencies within the property or maintenance needs to the area's property manager.
- Independently manage minor damage cases such as water damage and fire damage.
- Assist in larger damage cases, such as with property managers, project managers, damage coordinators, or property engineers.
- Be responsible for minor disturbances.
- Financial responsibility: Repair budget for the assigned management area, approve and code invoices from your own orders, and ensure that the choice between repair and replacement of components occurs at the right time.
- Participate in budget work.
About you
As a person, you are attentive, self-driven, and action-oriented with good organizational skills. You are just as comfortable collaborating with colleagues as you are working independently. You are service-oriented with the customer in focus.
You enjoy having daily contact with tenants, are communicative, and can express yourself well in both speech and writing. You use digital tools fluently in your administration and are accustomed to independently planning and following up on your work.
Qualifications
- Completed high school education and at least three years of experience in similar work
- B driver's license
- Very good IT skills in relevant areas for the job.
Meritorious
- Experience in conducting apartment inspections
- Work experience: Carpentry/Plumbing/Appliances, etc.
- Hot work certification
- Electrical safety according to ELSÄK-FS 2010: 4 and basic electrical engineering
