We are now looking for a Project Manager for Maintenance and ROT for Haninge Bostäder

At Haninge Bostäder, you will have a key role where you are responsible for the planning, procurement, and implementation of maintenance, reinvestment, and ROT (Renovation, Extension, and Conversion) projects.

About the role
As Project Manager for Maintenance and ROT, you are responsible for the company's planned maintenance projects and reinvestments in the existing property portfolio. You work both strategically and operationally – from technical surveys and maintenance planning to procurement, construction management, and follow-up of implemented projects.
You have a holistic perspective on the properties and are responsible for identifying maintenance needs, assessing technical risks, and prioritizing measures that contribute to sustainable, cost-effective, and attractive properties over time.
The role involves acting as the client's construction manager in contracts and ensuring that projects are carried out according to set goals regarding economy, quality, working environment, environment, and schedule.
The role entails significant personal responsibility where you drive your projects independently. At the same time, you collaborate closely with your closest colleagues, the Project Manager for Property Development, a Project Coordinator, and the Property Manager, as well as other parts of the organization.
You function as a building technical support in the organization and contribute with decision-making materials that strengthen the long-term development, maintenance, and value of the properties. You report to the Property Manager.
Main responsibilities
- Responsible for technical surveys, status assessments, and long-term maintenance planning of the property portfolio.
- Prepare investment materials, cost assessments, and contribute to budget and investment planning.
- Plan, procure, and implement maintenance, reinvestment, and ROT projects from start to finish.
- Act as the client's construction manager and ensure that projects are carried out according to set goals for economy, quality, working environment, environment, and schedule.
- Responsible for contract management, procurement according to LOU (Public Procurement Act), and coordination of contractors, consultants, and internal resources.
- Follow up on project economy, agreements, inspections, and any DBO (Design-Build-Operate) works.
- Contribute with building technical competence and decision-making materials, and collaborate with colleagues and tenants in the implementation of projects.
- Contribute to the development of working methods and processes.
Who you are
You are a driven and structured project manager with a genuine interest in properties, building technology, and long-term value creation.
You enjoy taking responsibility and have the ability to combine technical understanding with business acumen and economic thinking.
You not only ensure that projects are carried out according to budget and schedule – you also understand how the right investments and measures can contribute to strengthening the properties' functionality, attractiveness, and value over time.
You are communicative and collaborative, building trusting relationships with colleagues, contractors, and tenants. At the same time, you are proactive, solution-oriented, and accustomed to driving multiple projects in parallel.
For you, it is important to work in an organization where what you do matters – both for the operations and for the people living in our properties.
We are looking for someone who has
- University education in construction, property, urban planning, or equivalent experience.
- Several years of experience in project management, construction management, or technical management within the property industry.
- Experience with ROT projects, renovations, and planned maintenance in residential properties.
- Experience in contract procurement and contract management.
- Good knowledge of building technology, installation coordination, and property maintenance.
- Good knowledge of contract law (AB, ABT, AMA, and MER).
- Experience with procurement according to LOU.
- Accustomed to budgeting, forecasting, and follow-up work.
- Good digital competence and system familiarity.
- Valid driver's license (Category B).
It is an advantage if you have experience with projects involving tenants remaining in residence, as well as experience from the non-profit sector or other property management operations.
