Are you interested in real estate and people? Are you technically skilled and good at planning and motivating others? HSB Göteborg is now looking for a Property Manager with Team Leader responsibilities, where you will work 80% as a Property Manager and 20% as a Team Leader. The position is a full-time temporary contract extending until mid-April 2027. Start date as soon as possible, according to agreement.

The role of Property Manager with Team Leader responsibilities means that, in addition to your duties as a Property Manager, you will have an extended responsibility as a Team Leader for a team of six Property Managers. A large part of your time will be spent on inspection and maintenance of our property portfolio. In addition, you will have a coordinating function for our Property Managers, where you lead and distribute daily work. You will work closely with the Regional Manager for Properties in Gothenburg, to whom you will report.

Responsibilities as a Property Manager include, among other things:

• Handle maintenance reports and provide feedback to tenants

• Perform systematic patrols and inspections

• Conduct inspections and key handovers

• Planning and execution of minor repairs and ongoing maintenance

• Order and follow up on property supplies and minor contractor works

• Follow-up of the maintenance calendar

Responsibilities as a Team Leader include, among other things:

• Lead and motivate the Property Managers in their daily work

• Plan and distribute work orders and resources. Ensure that work is carried out according to schedule and quality standards

• Coordinate staffing and distribute incoming maintenance reports during absences

• Check in staff in the morning

• Follow up and ensure that case handling and key management are performed according to routine

• Onboard new employees

We are looking for someone with the following qualifications:

• Property management education at upper secondary level or equivalent experience

• Several years of experience in property maintenance

• Experience in leading and coordinating others in a role as a Team Leader, Team Manager, or equivalent.

• Good computer skills and administrative ability

• Class B driver's license

• Proficiency in the Swedish language, both spoken and written
