Högtorps Gård AB owns forests, land, and buildings around Högtorps Gård in Stjärnhov, Södermanland, and is now looking for an additional property caretaker, who, together with a supervising colleague, has the opportunity to work with a wide variety of tasks in a beautiful and nature-close workplace.

Högtorps Gård AB manages properties and green areas at Grytsbergs Säteri - a meeting place for weddings, parties, and conferences (www.grytsberg.se), as well as at Högtorps Gård, where stables are rented out for breeding and training of Icelandic horses, and residential houses are leased out to permanent and holiday residents.

As a property caretaker, you will have the overall responsibility for ensuring that all installations function as they should. The properties have facilities for individual sewage, water treatment, ventilation, fire protection, data, and electricity production. You will also be responsible for continuously identifying maintenance needs, keeping the areas that the company is responsible for in good order, and suggesting measures to address any deficiencies.

The position is located at Grytsbergs Säteri and Högtorps Gård outside Stjärnhov, preferably weekdays 7-4. In exceptional cases, issues may need to be addressed in the evening or on weekends. We prefer that applicants live within a maximum of 30 minutes' drive from the location, preferably closer.

Recently renovated staff facilities, workshop, and garage are available adjacent to Grytsbergs Säteri, just outside Stjärnhov. The work is carried out under the supervision of another property caretaker and in consultation with the company's CEO, the company's forest manager, and the CEO of the largest tenant Grytsberg Säteri AB, and involves a lot of interaction with other tenants and to some extent guests at Grytsbergs Säteri.

In addition to a broad knowledge of practical property management, high collaboration skills, the ability to prioritize and plan, and the ability to solve tasks independently are required. A driver's license and experience operating construction machinery (e.g., tractor and mini-loader) are absolute requirements, and construction experience is advantageous.

Examples of tasks

  • Assist in management and serve as the first contact for interruptions regarding water treatment plants and sewage plants
  • Monitor electricity, including incoming electricity, solar production, and backup power generators. Electrical work is performed by a licensed electrician.
  • Monitor the status of ventilation, alarms, data, and networks, troubleshoot, and contact suppliers in case of interruptions
  • Maintain the exterior environment (e.g., lawn mowing, edge trimming, leaf raking), mainly around Grytsberg Säteri, but also at Högtorps Gård
  • Pool maintenance
  • Plowing of roads around buildings in winter and forest roads by separate agreement.
  • Interior and exterior maintenance of farm properties and minor renovations
  • Carry out minor measures, such as improvement painting and repair work
  • Perform simple plumbing and electrical work that does not require special authorization
  • Assist in transporting furniture, etc., in connection with events at Grytsbergs Säteri
  • Specify improvement work
  • Identify needs for larger renovation work
  • Coordinate, specify, and control work within properties and green areas
  • Participate in improvement projects
  • Carry out painting work, panel replacement, construction, paving, etc.
  • Ensure order and tidiness in storage and garage
  • Maintain tools and continuously replenish deficiencies
  • Possibly perform work with installations and exteriors on an ongoing basis for nearby residents and tenants

The work mainly takes place on weekdays for 40 hours per week, with the possibility to vary start and end times through compensatory time, as long as it does not negatively affect tenants or operations. Since Grytsbergs Säteri has a high season during the summer, at least one property caretaker needs to be on duty during the summer, which requires vacation planning together with the other property caretaker in the company.

The property caretaker is expected to be available by phone during certain weekends in case of urgent situations that cannot be resolved by on-site staff or through an emergency agreement.
