Mälarstaden Asset Management AB (Mälarstaden) is now looking for a property manager for our assignment in Eskilstuna. Currently, we are 5 people and we have a need in this area.

Your main responsibilities

We are looking for a team member in finance and marketing who will work with Fastighets AB Regio's portfolio in Eskilstuna, totaling approximately 100,000 sqm.

We have a strong focus on customer satisfaction and continuously improving our processes to achieve a service-oriented, sustainable, and efficient property management.

Your main responsibilities include:

· Conducting rounds in and around assigned properties to oversee, among other things, sanding, snow removal, entrances, stairwells, cleaning, graffiti, energy centers, alarm panels, elevators, and laundry rooms. This also includes properties that may be backed up for someone else.

· Minimizing disruptions to tenants' operations by identifying and addressing issues in the properties.

· Receiving, processing, troubleshooting, and reporting maintenance requests back to the customer.

· Responsible for the daily technical operation of assigned properties. This includes responsibility for all control and monitoring systems in the property: ventilation, fire alarms, sprinklers, and cooling. Optimizing the indoor climate so that customers are satisfied while saving energy.

· Assisting with regulatory inspections and technical inspections for which the technical manager is responsible, e.g., OVK, refrigerant management, elevator inspections.

· Responsible for the administration of the property assigned to the property manager, e.g., ordering goods, feedback to customers, coordination with other management, etc.

The position is based at our office in Eskilstuna, and you will work with the properties we manage on behalf of Fastighets AB Regio.

Qualifications

• At least three years of relevant work experience.
• Good ability to express yourself verbally and in writing in Swedish.
• Driving license B.
• You are curious and have a strong interest in properties, with good administrative and communication skills.
• You are easy to collaborate with, enjoy building relationships, and have a humble approach.
• You believe that all sustainability work is important.
