Stendalen Fastigheter owns and manages rental apartments in Kristinehamn. We work long-term to ensure our tenants have well-maintained, safe, and pleasant homes. We are now looking for an independent property manager who will be our face to the outside world and the hub of daily management.

About the Role

As a property manager, you are the first point of contact for our tenants and are responsible for receiving, addressing, and following up on reported defects. You fix minor issues yourself and perform ongoing maintenance in apartments, common areas, and outdoor environments. You coordinate on-site work, communicate with contractors, and act as the foreman for our property caretaker, focusing on outdoor areas and carpentry. This is an independent role with significant personal responsibility, offering you the opportunity to influence and drive your work. Key responsibilities include:

• First contact and service for tenants
• Receive, handle, fix, and follow up on defect reports
• Self-fix defects and perform maintenance in apartments, common areas, and outdoor environments
• Contact and coordination with contractors and suppliers
• Lead and distribute daily on-site work as a foreman
• Continuous supervision of the properties and simple administration in the property management system

We are looking for someone who

• Has a valid driver's license (Category B) (company car included)
• Is handy and capable of fixing defects and performing maintenance independently
• Is self-motivated and accustomed to taking significant personal responsibility
• Is service-oriented and confident in human interactions
• Has good computer skills and communicates well in Swedish, both verbally and in writing

It is an advantage if you

• Have experience in property maintenance or working as a property manager
• Have experience in service roles with significant customer contact
• Are familiar with defect reporting systems/property management systems and administration
• Have technical understanding of construction, plumbing/HVAC, or electrical work
