About Us
Real Estate is one of the five sectors within the Technical Management of Östersund Municipality. Östersund Municipality has over 5000 employees and aims to provide its residents with good public services. The Technical Management consists of approximately 700 people and delivers technical services in areas such as properties, water, cleaning and services, meals, sanitation, and parks. The Real Estate sector is responsible for Östersund Municipality's total real estate portfolio of approximately 500,000 sqm and has nearly 70 employees.
The Real Estate Management Unit is one of the four units that make up the Real Estate sector. The unit consists of about 10 people with a broad mandate in the management of premises for healthcare, social services, schools, offices, housing, etc. The unit includes the sector's rental administration for the rented homes for those in need, leases, and the management of condominiums where the Municipality is the owner. The staff in the unit consists of property managers, housing adjusters, and administrators with extensive experience.
The real estate portfolio includes schools, preschools, healthcare facilities, offices, special accommodations, nearly 400 condominiums, and close to 2000 rented apartments and premises.
Your New Job
As a Unit Manager, you will have financial, personnel, and operational responsibility. This entails overall responsibility for ensuring that the business is conducted in accordance with applicable legislation and established frameworks. A major focus is on developing the team and creating structures that can flexibly meet the requirements arising from changes in Östersund Municipality's core activities. An important part of the position is to further develop work with other administrations. You are expected to be part of the Real Estate sector's management team and thereby contribute to the entire sector's development work. You report to the Real Estate sector manager.
Main Responsibilities
- Lead and develop the team to achieve the best possible results, with a focus on collaboration and innovation.
- Responsible for planning, implementation, and follow-up of the business activities.
- Manage and develop our real estate portfolio and ensure compliance with rental and housing legislation.
- Coordinate with other units and external stakeholders to achieve our goals.
- Handle finances, contract law, and procurements with skill and precision.
Your Skills
Requirements
- University education or equivalent experience acquired from professional life that the employer deems relevant
- Important that you have managerial experience and knowledge of rental and housing legislation
- Good computer skills
- Good knowledge of Swedish in both speech and writing
- Driver's license
Preferred Qualifications
- Previous experience as a manager with staff responsibility.
- Experience in the real estate industry.
- Good knowledge of rental and housing legislation.
- Skills in diary and confidentiality management.
- Strong communication skills.
We are looking for someone with a university education or relevant training such as an economist or administrator. It is important that you have managerial experience and knowledge of rental and housing legislation.
We prefer candidates with experience in real estate management and rental administration. Experience in management team work, improvement work, and working in a politically governed organization is advantageous along with knowledge of the Public Procurement Act. Likewise, knowledge of rental and condominium laws and rental administration is beneficial.
As a person, you are structured and orderly. You have a holistic perspective and are clear, communicative, and engaged in your leadership. You are humble and used to communicating internally and externally. Furthermore, you are an analytical person who easily understands people's differences and enjoys driving development and improvement work forward, delegating, and following up on goals and assignments.
