Willhem is looking for a property manager in Trollhättan
Are you handy and genuinely interested in helping people? Do you also enjoy alternating between practical work and some administration? Then this is a job for you! We are looking for a committed and solution-oriented property manager for our area office in Trollhättan. The position also includes supporting the assistant property manager during move-ins and move-outs, as well as covering during absences. The position is a permanent employment that starts with a 6-month probationary period.
In Trollhättan, we currently have about 1000 apartments in the neighborhoods of Centrum, Torsred, Stavre, Kalstorp, and Hjortmossen. We now need to complement our staff with another star!
As a property manager at Willhem, you are the one who keeps an eye on the property and provides a large part of the service to our tenants and the maintenance of the properties. Your main tasks are to troubleshoot, repair, and resolve issues that arise in our customers' apartments. Along with problem-solving and practical work in the field, the position also includes administrative tasks such as documenting cases, ordering repairs, and checking invoices. Ultimately, it is your responsibility to ensure that the service to our tenants continues to be of a high standard!
Your tasks include:
- creating and maintaining a good relationship with tenants, contractors, and colleagues
- performing systematic rounds according to a set schedule, reporting, and addressing faults and deficiencies
- keeping order in waste rooms and placing waste containers for emptying
- conducting inspections during move-ins and move-outs
- planning and executing repairs and ongoing maintenance
- handling service requests, complaints, and claims, as well as providing feedback to tenants
- ordering and following up on minor work in the properties
- supervising ventilation, heating, and electrical systems in our properties
The position includes support to the assistant property manager with the following tasks: 3D scanning of apartments for digital viewing, checking before rent invoicing, customer invoicing, handling rental losses and late payments. You will also collaborate with our central rental function and communicate with tenants during the selection process.
Who are you?
We are looking for an energetic team player who can contribute to a positive atmosphere in our team. The work is partially administrative, so you need to be comfortable with new systems and feel confident using a computer and phone as work tools. Previous experience in customer relations and a service-minded attitude are advantageous, as you will have a lot of customer contact. We prefer that you have at least a high school education, preferably in technology or property management. Additionally, you are a handy problem solver with experience in at least some of the areas of plumbing, apartment inspections, fire safety, round work, construction, or electrical work. Good knowledge of computer systems and a B driver's license are required. You thrive best in a role where you can build relationships and structure your work.
