About Us
Micasa Fastigheter i Stockholm AB is a property company that is part of the Stockholm Stadshus AB group.
Our main task is to provide well-managed, safe, and accessible housing for the city's elderly, people with disabilities, and groups prioritized by the city with a weak position in the housing market.
Starting from October 1, 2025, Micasa Fastigheter will take over the operations in-house for the western district. By taking over the operations in-house, we aim to create a more robust and flexible organization that can better meet future challenges while being more present in the properties and achieving closer and more transparent contact with tenants.
We are now looking for a Team Leader who wants to help develop our new operations organization!
About the Position
As a Team Leader, you will be the company's representative on-site in our properties and the hub of daily operations regarding management and maintenance. The Team Leader is responsible for supporting other colleagues in their assignments and assisting in decision-making regarding actions. The role also includes responsibility for ensuring that work is carried out according to set goals and requirements and contributes to creating and maintaining good relationships with customers and partners. The role is part of our newly established unit for the western district and reports to our unit manager.
The planned start date for the position is mid-August.
Main Responsibilities:
- Lead a work group within the operational area.
- Coordinate and resource-plan daily staffing.
- Take action in acute situations and service work to minimize disruptions and damage for tenants and businesses.
- Develop and streamline work methods and routines.
- Establish, implement, and follow up on the group's operational goals.
- Participate in the preparation of budget proposals.
- Participate in projects.
- Follow up on documentation from rounds.
- Ongoing work with energy optimization.
- Ensure communication and feedback to customers/tenants.
- Report deviations from regulatory requirements.
Qualifications
We are looking for someone who has:
- Relevant post-secondary education
- At least 5 years of experience in property management
- At least 1 year of experience in team leadership.
- Good knowledge of property technology and a solid understanding of how supervision and maintenance actions affect maintenance needs.
- Strong ability to express yourself in Swedish, both spoken and written.
- Driver's license B
It is advantageous to have:
- Good knowledge of web-based work tools, Office suite, and property systems.
- Good knowledge of framework agreements and understanding of the LOU regulations.
- Good knowledge of risk management and occupational safety issues.
- Knowledge of Occupational Safety for managers
- Knowledge or familiarity with LOU.
- Familiarity with municipal operations
- Training in:
- Mobile work platforms
- Hot Work
- Facility Manager Fire and Sprinkler
- Fall Protection Training
Personal Qualities
We are looking for a clear leader with good problem-solving and analytical skills. You have a holistic view of property management and can balance various issues to ensure an efficient and sustainable operation.
