We build, own, manage, and lease municipal facilities and rental housing in Strängnäs municipality, a dynamic idyll in strong expansion in the center of the Mälar region. With double tracks to Stockholm, communications and construction are increasing.
Strängnäs Fastighets AB and Strängnäs Bostads AB are wholly owned subsidiaries of Strängnäs municipality with a total portfolio of approximately 288,000 square meters of premises and housing, as well as leased premises based on the municipality's needs. We aim to be a good landlord for all our tenants and offer attractive commercial premises and housing with a high level of service.

JOB RESPONSIBILITIES
As a property manager, you will experience great variety in your daily work with many points of contact. You will work with a property portfolio where your focus is on the property owner's responsibilities. With us, you belong to a management team that supports each other, and as a property manager, you will act as a mentor/sounding board for our property operations (property technicians, caretakers, and operations technicians). You will also collaborate closely with our other teams.
With a focus on high service levels and contributing to community benefit, you will participate in the development of both our municipal facilities and our own residential buildings. You will work in a structured and proactive manner to ensure that our customers and tenants are satisfied, as well as follow up on the efforts made. Together with the other property managers, you will have financial responsibility for our property portfolio and be responsible for developing maintenance plans and budgets, as well as monitoring the finances. In your role, you listen to and create added value for our customers. You ensure that their legitimate expectations are met and preferably exceeded in a customer-oriented and businesslike manner. The customer is primarily the municipality or internal clients.
QUALIFICATIONS
We see that you are confident in yourself and therefore have personal maturity and a drive to develop in your professional role. You are responsible, used to taking your own initiatives, and start activities that yield results. You have structure and regularly follow up on the team's processes.
As a person, we believe you are social, good at building relationships, and solution-oriented. You have great collaboration skills with your colleagues and contribute to a good work environment, but you also have the ability to work independently.
We are looking for someone with a degree from a university or equivalent with a focus on property management, building technology, property technology, or equivalent experiences after many years in the profession. We wish that you have about five years of experience as a property manager with responsibility for commercial premises or a similar role with a good ability to understand the various needs within municipal facilities.
Competence Requirements
- Post-secondary education in property management/building technology/property economics/property technology or equivalent experiences after many years in the profession
- Extensive experience in property management of commercial premises
- Experience working with lease agreements, drafting, renegotiation, etc.
- Good knowledge of developing maintenance plans
- Good knowledge of LOU, AFF, and contract law
- Good knowledge of regulatory requirements
- Good verbal and written skills in the Swedish language
- Manual B driver's license
Desirable
- Experience working in a municipal property company
- Experience coordinating maintenance planning/management
- Familiarity with any of the following systems: Momentum, Planima, Insikt, Fenix
- Experience in project management
