You will step into an assignment where your analysis becomes an important strategic basis for decision-making in housing development in the central parts of a larger city. The focus is on understanding households' purchasing power demand for newly produced housing, how demand differs between tenure types and housing types, and how market conditions interact with long-term urban development goals.

You will work in a complex environment where market data, project economics, competition between parallel development areas, and planning issues need to be weighed together. The assignment includes both an overarching analysis and deep dives into six sub-areas, with great emphasis on transforming data into clear recommendations, maps, and visualizations that can be used in strategic decisions. This is an interesting opportunity for you who want to influence real urban development decisions through qualified housing market analysis.

• You drive and coordinate the entire work of producing a market deep-dive analysis in report form.
• You collect and analyze quantitative data on migration patterns, household composition, purchasing power, tenure types, housing prices, rent levels, and housing sizes.
• You calculate households' demand for newly produced housing according to established models and report results both in total and per sub-area.
• You analyze willingness to pay and differences between different tenure types and housing types.
• You conduct qualitative and comparative analyses of the competitive situation, the economic feasibility of development areas, and how parallel projects affect each other.
• You lead a workshop-based approach together with the client and reference group, where partial results and conclusions are processed jointly.
• You visualize results in maps, tables, graphs, and accompanying text, and provide recommendations on how the analysis can best be used in continued work.
• You clearly describe the method's strengths and limitations and place the results in a broader urban development context.

• You have experience and knowledge of the specific conditions of the housing market.
• You have experience working with this type of market deep-dive analysis and can substantiate it with at least 3 previously conducted analyses.
• You have experience and knowledge of the economic drivers and dependencies of urban development and mixed cities for increased demand and value development.
• You can show that you have conducted analyses of other markets and economic drivers, for example, the office market, what affects property values, or other analyses of housing market conditions.
• You have access to external data and/or licenses required to carry out the assignment.
• You have the opportunity to participate in physical meetings on-site.
• You are accustomed to working in a data-driven manner and translating both quantitative and qualitative insights into clear decision support.
• You express yourself fluently in Swedish.
